WATER HEATERS
- Tank leaking - turn water off at valve on top right side and relieve pressure at faucet.
- Loud hammering - sediment is built up in bottom of tank and water is boiling .
- Not enough hot water - T&P valve leaking, Possible leak in piping, Dip tube broken .
- Lack of pressure - Check aerators for blockageTankless -Gas highly recommended , Electric require 200 amp service minimum to house.
Commodes
- Leaks - add food coloring to tank water and look for color in bowl, color in bowl indicates worn parts.
- Cleaning products - Do not use in tank cleaners , doing so will damage rubber and plastic parts causing property damage.
- Stoppages - Do not flush anything but toilet paper. Feminine products,paper towls,q-tips,cottonballs,floss,wipes etc...
Disposers
- Odors - Ice, liquid soap, lemon peels grinding these will clean grinding chamber.
- Not working - Check reset switch on bottom, use wrench to free locked up motor *be sure switch is OFF when using wrench* wrench goes in center hole on bottom.
- Blocked - do not over load , or put fiberous food in disposer.
Faucets
- Dripping - Forcing handle off can damage some faucets and can cause further damage. Repair as soon as possible to prevent futher damage to fixture or property.
- Low flow - check aerator.
- Outside - cover in cold weather to prevent freezing.
- "Frost proof" - outside frost proof faucets will freeze and break if hoses are not removed to allow drainage.
Sewer / Drains
- Everthing is blocked - Locate cleanout pipe with rubber cap or threaded plug. It will be outside,in the ground,and open it to relieve pressure until blockage can be cleared.
- Washer leaking - usually washing machine and kitchen share a common drain and become blocked with food,grease,and lint. Locate cleanout plug in wall near washer or sink if outside open to relieve pressure.
- Kitchen sink - locate cleanout outside in wall open to relieve pressure.
- Roots - Older homes sometimes have leaking lines under ground and roots seek the water and grow into line(s).
- Grease - Avoid allowing grease from going down drains. Hot water helps prevent grease from sticking to walls of pipes when washing or rinsing dishes.
Valves / Cut offs
- Main- Usually near front hose bibb there should be a valve in the ground to shut off water entering house.
- Meter - Turning valve on curb side of water meter will shut off water by turning full turn, 1/2 , or 1/4 turn depending on type. The city water department prefers to be called and they will shut it off for you at meter if needed.
- Water heater - valve should turn clockwise or 1/4 turn to shut off hot water. Located on right side of heater at top near wall.
- Sinks - Hot and cold valves should be under sink near wall.
- Commodes - Valve should be located on left side near wall.
Slab leaks
- Hot water - Shutting off water to heater and checking water meter for movement.
- Cold water - Checking water meter for movement.
- Be sure there are no drips or leaks anywhere visible at faucets and commodes.
- Repairing - First locate water lines below slab. Second pump air into lines and listen for leak with Geo-phones. Third access leak by penetrating slab. All precautions will be made to prevent futher damage to home.
- Insurance - Some companies still cover slab leaks most do not . Check policy or call agent.
- Sewer / drain - Locating slab leaks in sewer or drains requires locating and inspection with camera. Call for Estimate.Cost - Every leak is unique and requires estimate for repair only after leak is located.
